Texan Inspection’s Home Pre-listing Services Helped Us Maximize the Sale Price of Our Home
I want to thank Texan Inspection and their home inspectors for their pre-listing services, which were invaluable as my family sold a home after my father passed away. We needed to sell the home at the best possible price so the proceeds could provide ongoing income for our mother.
The home had some great features and upgrades, but our realtor advised that further improvements would significantly increase the sale price. We didn’t want to invest in those updates until we knew there weren’t any major hidden issues that could derail the sale or reduce the price. If we had spent our limited funds on upgrades and then discovered a major problem, we would have failed to achieve our goal of securing our mother’s financial future.
Texan sent an experienced, certified, and knowledgeable home inspector. The inspection was completed quickly, and we received a thorough report. This allowed us to address all the issues we knew would concern potential buyers, while also confirming that the major home systems were in good shape – no foundation problems, the roof was in great condition, and the water heaters and A/C were functioning well.
With the minor repairs done, and enough budget to paint the entire house, redo the floors, and update some fixtures, we were able to list the home within a couple of months and sell it at the price range our realtor had identified as reasonable given the post-improvement condition.
During the sale, the buyer ordered their own home inspection, which revealed a few other minor issues that we then addressed. But the confidence we gained from Texan’s pre-listing was invaluable. The upgrades polished the home’s appearance and allowed us to command a higher price, greatly helping our mother’s financial situation. It was a win-win outcome for all involved.
